Our office undertakes the provision of services in relation to the acquisition of a five-year residence permit of the Schengen zone by a citizen of a third country as well as by any of his / her family members. In particular, our services include the completion of the following procedures required by Law 4251/2014:
1. Obtaining a tourist visa
The procedure commences by the acquisition of a tourist visa from the Greek consular authority in the country of origin. We may provide: a) information and b) assistance by consulting with the Greek consular authority. However, the required documents (criminal record, health certificate, passport copies) should be collected by the client, who should present himself either in person or by proxy to the Greek Consulate of his country for the submission of the relevant application.
2. Tax procedures
Following the acquisition of the tourist visa and before any other procedure, the Client shall obtain a Tax Identification Number (TIN and / or "AFM") from Foreign Residents Tax Bureau of Athens. Our office may perform this procedure on behalf of the Client by virtue of a proxy document which may be issued by the Greek Consulate of the country of origin.
3. Checking property titles and other preparative actions for the deed
We undertake to check the property titles in order to certify the ownership of the seller and furthermore conduct a thorough investigation on any possible charges, claims, foreclosures, encumbrances on the property so as to fully protect the foreign purchaser. Furthermore, we undertake to collect the various certificates such as energy class, non- arbitrary building, tax and social security good-standing certificate etc, prepare and submit the property transfer tax declaration, resolve any problems in relation to the loan of the seller (discharge of the existing mortgage) and supervise the entire process throughout.
4. Drafting and signing of the notarial deed attended by a lawyer.
5. Registration of the deed at the relevant Land Registry and collection of the respective Certificate of Transcription. Cadastral registration of the deed.
We undertake the collection of numerous documents, the preparation and submission of relevant applications and the monitoring of the whole process for the acquisition of the license.
ATTENTION: A medical certificate from a public / state hospital in Greece is required certifying absence of any contagious, infectious diseases of the applicant.
7. Assistance in legal and tax related issues throughout the procedure for residence permit.
After the acquisition of the property the new owner must complete a unique statement of property (E9) and submit it to the relevant Tax Authority. There are also annual declarations of revenue (E1 and - in case of lease of property - E2) to be prepared and submitted as appropriately. We may perform these procedures on behalf of the Client.
Finally the new owners may submit an application for renewal of the residence permit once the five year period expires.
